About Diana

Diana Villarreal is the CEO, broker, and founder of Xclusive Homes. Born and raised in Colombia, she moved to the United States at a young age and successfully graduated from Naples High School. She later earned an Associate of Arts in Business Administration and Marketing from Edison Community College and a major in Communication and Advertisement from the University of South Florida. During this time, she also owned and developed the Hispanic Newspaper “Nuevos Ecos” and “Estilo Florida” Hispanic Real Estate Magazine.

Diana began her real estate career in late 2006, helping median and low-income families find a place to call home. Since then, she has specialized in working with sellers, maximizing their profits through the best exposure, service, and marketing strategies. She has successfully assisted numerous buyers in achieving the American dream by relocating to Southwest Florida or upgrading their lifestyles.

In 2008, she pivoted to managing distressed assets and short sales transactions, building strong relationships with lenders and financial institutions. Her expertise in this sector led her to become one of the top ten distressed/REO listing agents in Collier County. Through her experience and recognition as a top producer in her market, she transitioned to managing transactions in the middle and upper markets, where she became highly successful. She now holds over 2,000 real estate transactions under her belt across all market segments.

As an entrepreneurial executive, Diana is widely recognized in the media for her strong marketing and business acumen. She is a dynamic strategist, self-motivated, and deeply passionate about helping others. Her dedication extends beyond real estate, as she actively volunteers for multiple non-profit organizations. She currently serves as the President-Elect for the Women's Council of Realtors.

Diana takes pride in fostering agent growth and helping them become the best versions of themselves. This mission is the foundation of the coaching program and culture she has strongly built. She has trained with Tom Ferry International and remains an active coaching member of the Tom Ferry ecosystem.

She has integrated cutting-edge systems and processes, developing a state-of-the-art online university, one of the most significant tools available to her agents. Alongside top-notch technology and innovative processes, these resources set her and her team apart in today’s competitive local and global markets.

The success of her relentless efforts led to the creation of a dedicated real estate team of full-time, highly skilled REALTORS, forming the backbone of her brokerage. In February 2014, she launched Xclusive Homes with 12 agents in a small 450 sq. ft. office. Driven by her vision of a multicultural team with a family-oriented environment, she prioritized state-of-the-art technology, elite training, and coaching. Her focus was on equipping real estate professionals with a clear roadmap to financial success and personal growth.

Diana believes that true leadership comes from leading by example and inspiring others to do the same. Beyond just growing a large team, she has cultivated a thriving culture where every agent has a defined business plan, high standards, and a roadmap to success.
